Estimated Closing Costs for Sellers

                                                                                   Expenses:  

  1. Estimated attorney’s fees: $1500-$2,000  
  2.  Transfer tax: $4/$1,000 of sale price  

  

                                                       Income (for payments made in advance):  

  1.  Reimbursement  for real estate taxes: Since a seller usually pays taxes in advance for  the forth-coming year, the buyer will owe the seller a prorated  adjustment.  
  2.  Fuel oil or propane: Buyer will reimburse seller for fuel that may be left in tank.   
  3.  Water charges: Same type of adjustment as taxes.
